What our analysis shows
Our calculations, data as of 23 October 2026
- In our model a 60 m² kit flat finished by an owner-builder in Sydney costs $151,600, against $220,000 through a builder: a saving of $68,400, or 31%.
- If the project takes 800 hours of your time, that saving is worth $86 an hour, tax-free, the same as earning $122 an hour before tax at the 30% rate.
- The kit itself is the small part. Steel kits for 60 m² are sold for roughly $25,000–45,000; in our model the kit and the trades who assemble and fit it out come to $111,600. Slab, connections, approvals and licensed plumbing and electrical work are the same as for any build.
- Selling within six to seven and a half years of owner-building triggers a buyer warning, a defects report or insurance in every state we checked. Owner-building suits a flat you plan to keep.

The numbers
| Line, 60 m² Sydney | Builder | Kit, owner-builder |
|---|---|---|
| Construction | $180,000 | $111,600 |
| Site preparation | $12,000 | $12,000 |
| Sewer, water, power and stormwater connections | $10,000 | $10,000 |
| Design, engineering and BASIX certificate | $8,000 | $8,000 |
| Approval: Complying development certificate | $4,500 | $4,500 |
| Council s7.11 contribution | $5,500 | $5,500 |
| Total | $220,000 | $151,600 |
Only the construction line changes. Everything around it, from the slab to the sewer to the certifier, costs the same whoever builds the walls.
What your time is worth
An owner-builder project is a second job. You book and coordinate trades, order materials, pass inspections, and often do the unlicensed work yourself: assembling the frame, cladding, insulation, painting, flat-pack kitchen. Here is the saving per hour for three levels of involvement:
| Your hours | Saving per hour | Same as a pre-tax wage of |
|---|---|---|
| 400 | $171 | $244 |
| 800 | $86 | $122 |
| 1200 | $57 | $81 |
Two things are missing from this sum. Mistakes, delays and a longer wait for rent all come out of the saving: six extra months without a tenant costs about $14,300 on Sydney rents. On the other hand, the saving is not taxed, so it is worth more than the same amount of salary.
What the kit price leaves out
- Slab or footings. Engineered to your soil; usually $15,000–25,000.
- Licensed trades. Plumbing, drainage and electrical work must be done and certified by licensed trades in every state.
- Approval and certifier. The same as for any flat, plus the owner-builder permit and course.
- Fit-out. Kitchen, bathroom, flooring and paint, which a kit "to lock-up" does not include.
- Insurance during the build. Without a builder, you arrange contract works cover for fire, storm and theft and public liability cover yourself, typically a few thousand dollars together.
- Contingency. Kit suppliers themselves advise 10–15%.
Owners on forums report the same gap between the kit price and the finished flat. One 2021 family paid $30,000 for a 7 × 4 m studio delivered and assembled to lock-up, and about $45,000 once they had fitted it out themselves. See what owners report.

Who it suits
Finance is harder too. Most lenders will not give a progress-draw construction loan to an owner-builder, so plan to fund the build from savings or by redrawing on your existing home loan; see financing a granny flat.
Owner-building a kit flat makes sense if you have time across six to twelve months, live on site or nearby, and plan to keep the property for at least seven years. It suits a flat that is a simple rectangle on a flat block with the sewer close by. It is a poor fit for steep or bushfire-rated sites, where the specialist work you cannot do yourself is the largest cost. If time matters more than money, compare with prefab.
This week's worked example
Week of 19 October 2026. A new example, rule and owner report every Monday.
A 60 m² two-bedroom flat with a premium finish on a flat block, services 15 m from the house, in Northern Adelaide: our model puts it at $234,000 turnkey ($206,000–$262,000), or $3,900 per m². At the area's median 2-bedroom bond rent of $500 a week it would return 8.7% net and pay back in 14.9 years after tax.
Rule check: A Victorian owner-builder who sells within 6 years 6 months of completion needs a defects inspection report and domestic building insurance.
From an owner (QLD, 2021): An owner who bought two transportables paid about $110,000 for 60 m² fully connected with council approval handled (2007), and $95,000 for 30 m² (2012).
